Child friendly
Children are welcome at our property. However, we do not provide child-specific furniture or equipment such as cribs, high chairs, playpens, baby gates, or children's dinnerware. Parents and guardians are responsible for bringing any items their children may need and for supervising children at all times, especially around the pool and other outdoor areas.
No events allowed
No parties, weddings, receptions, bachelor/bachelorette parties, or gatherings exceeding the registered occupancy are permitted. Violation of this policy may result in immediate termination of the reservation without refund.
No smoking allowed
Smoking or vaping inside the home, garage, screened areas, or within 20 feet of the home is strictly prohibited. Evidence of smoking or vaping may result in additional cleaning charges, odor remediation costs, property damage charges, and any expenses necessary to restore the property to its original condition.
Parking Included
Parking is available for 4 standard-size vehicles in the driveway. Depending on vehicle size, a fifth vehicle may fit. Parking on the road or street is not permitted.

Door codes are issued on the day of arrival after our cleaning team confirms the home is fully prepared. Check-in begins at 4:00 PM. While we strive to have the property ready as early as possible, arrival before 4:00 PM cannot be guaranteed.

No pets
No Animals – No Pets – No Exceptions. A member of our family has severe allergies to animals. Because this is also our personal vacation home, pets or animals of any type are not permitted.

Welcome to Coastal Serenity Villa--
Your door code will be sent on your check-in day after our cleaning team has completed preparing the home.
Check-In: After 4:00 PM
Check-Out: By 9:00 AM
Prompt departure at 9:00 AM is appreciated so our cleaning team can prepare the home for arriving guests.
--House Rules--
--No Smoking--
Smoking of any kind is strictly prohibited inside the home or anywhere on the property. This includes cigarettes, cigars, vaping, e-cigarettes, and marijuana.
--No Pets--
No pets or animals are permitted anywhere on the property.
--Registered Guests Only--
Only registered guests listed on the reservation are permitted on the property at any time. Unauthorized guests or visitors are not permitted.
--Pool--
The pool is not heated. Swim at your own risk—there is no lifeguard on duty. Children must be supervised by an adult at all times. No diving, running, or glass containers are permitted in the pool area. The pool is accessed only through the house using the designated rear entrance. The roadside gate is secured and not accessible to guests for safety and county code compliance. A safety alarm sounds whenever the pool door is opened.
--Charcoal Grill--
A charcoal grill is provided. Guests must supply their own charcoal and lighter fluid. Please leave the grill in its designated location, clean the grates after use, place cooled ashes in the galvanized steel Ash Can, and properly dispose of any remaining charcoal or lighter fluid. Never place hot ashes in trash containers.
--Respect Our Neighbors--
Please be considerate of our neighbors by keeping outdoor noise to a reasonable level, especially between 10:00 PM and 8:00 AM. Parties, events, and large gatherings are not permitted.
--Check-Out--
Before leaving, please:
• Take all household trash to the outdoor trash cans.
• Leave all bedding on the beds (please do not strip the sheets).
• Follow the additional check-out instructions posted in the kitchen.
--Trash Collection--
Trash Collection is Tuesday and Friday. If your stay includes either collection day, please place the trash cans at the road. Missed collections may result in an additional service charge.
--Starter Amenities--
This is a self-catering vacation home. Starter supplies are provided to help you get settled and are intended to last approximately the first 24 hours. Guests are responsible for purchasing any additional supplies needed during their stay.

Payment Policy
A 50% deposit is required to confirm your reservation. The remaining balance is automatically due 45 days prior to your scheduled arrival. Reservations with unpaid balances after the due date may be subject to cancellation in accordance with Houfy's Terms of Service. By submitting payment, you acknowledge that you have read and agree to this Rental Agreement and all House Rules.

As a security deposit alternative, Houfy Protect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

We understand that plans can change. Cancellations are handled according to the following schedule:
46 days or more before arrival: 100% refund
31–45 days before arrival: 50% refund
30 days or fewer before arrival: No refund
Refunds are issued only as outlined above. No additional refunds will be provided for late arrivals, early departures, weather, road closures, flight cancellations, illness, utility outages, internet interruptions, or other circumstances beyond the Owner's control. We strongly recommend purchasing travel insurance to protect your vacation investment.
Hurricane / Mandatory Evacuation Policy: If an applicable government-issued mandatory evacuation order is issued for the property's location during your reservation, you will receive a refund of the unused nightly rental charges only for the dates covered by the mandatory evacuation order. No refunds will be provided for voluntary evacuations, tropical storms, hurricanes that do not result in a mandatory evacuation order, inclement weather, or changes to personal travel plans.

Maximum occupancy may never exceed the number listed on the reservation, including children and visitors, without prior written approval from the owner.
Pool Use: Guests use the swimming pool at their own risk. Children must be supervised by a responsible adult at all times. To the fullest extent permitted by applicable law, the Owner shall not be liable for accidents, injuries, illness, drowning, death, or loss of or damage to personal property arising from the use of the swimming pool or surrounding pool area. Guests assume all risks associated with use of the pool and agree to supervise all members of their party, especially children, at all times.
Maintenance & Amenities: Every effort is made to ensure all amenities are in proper working order. In the event of mechanical failures, utility interruptions, or unforeseen maintenance issues, the Owner will make every reasonable effort to restore service as quickly as possible. No refunds or rate adjustments will be issued for circumstances beyond the Owner's control.
Right of Entry: The Owner or authorized service personnel may enter the property when reasonably necessary to perform repairs, respond to emergencies, inspect for suspected violations of this Rental Agreement, or protect the property. Whenever practical, reasonable notice will be provided to the Guest.
